Sanquhar Street

Project: 40 Affordable apartments at Sanquhar Street, Cardiff for Cardiff Community Housing Association under the Integrate framework

As a partnering contractor within the INTEGRATE consortium of Housing Associations, Mi-space have been selected to design and construct this timber framed, five storey apartment block. Involved in the scheme from the planning stage, Mi-space have been able to advise the partnering team on value engineering, cost analysis, specifications and buildability of the scheme.

Using the NEC3 Option C form of contract, Mi-space have lead the cost monitoring process with completely open book accounting procedures adopted from previous experience of other similar projects.

Some of the challenges overcome on this site include: contaminated ground; piled foundations; working immediately next to a railway line; legal agreements with Railtrack; a five storey building in two blocks and linking steel walkway, with little other working space; a sloping site and working in a residential area.

The collaborative working ethos involves working closely with other Integrate Framework members with the team focussed on the best outcome for the client.

The contract is due to complete in July 2008.
